Description
Great location with views over Hunts Common and to the golf course beyond this three bedroom end of terrace cottage is perfectly placed being a minute walk to the golf club and just 3 minutes to the cricket club. The property is well presented and also features two reception rooms, an en suite, a private garden as well as private parking. In our opinion there is also further potential for the property to be extended, subject to obtaining the necessary planning permission.

Location Hartley Wintney was a typical medieval village with its church on the hill overlooking the priory on a marshy island. The village expanded in the early 18th century when it moved to Hartley Row to take advantage of the new London to Exeter road (now A30).

This rural village has strong road links to the towns of Camberley, Fleet, and Basingstoke with nearby access to the M3. The nearest train station is at Winchfield, with a direct link to Waterloo.

There are nearly 100 listed buildings and seven conservation areas in the parish, the largest of these is centred on the historic High Street and famous Oak Common. Also of note the village is home of the oldest cricket club in Hampshire, with games played on the picturesque cricket green since 1770.

The Property On entering the property, you are welcomed into the vestibule that like the rest of the property is light and neutrally decorated. From here there is an archway to the dining room and a glazed door to the living room. The living room is bright and spacious with front and rear facing windows, French doors to the patio and rear garden and from the front windows there are delightful views over the common land that lies in front of the property. Also enjoying views out to the common land is the dining room from which stairs rise to the first floor and there is a connecting door to the kitchen.

The kitchen is another light room; it has been fitted with a modern range of floor and wall mounted cabinets with an integrated double oven, a four ring ceramic hob with an overhead extractor, a dishwasher, fridge freezer and there is space and plumbing for a washing machine. There is also a window and a half glazed door to the garden.

To the landing are doors to all rooms. Looking over the front of the property are two double bedrooms which benefit from those lovely views of the common land and golf course beyond and both features a range of bedroom furniture including cupboards and drawers With a refitted en suite shower room cupboard set wash hand basin and a low level W.C with soft closing lid to the master bedroom. There is a further third bedroom to the rear of the house. The family bathroom is fitted with a modern white suite comprising of a panel enclosed bath with a shower and screen, an inset vanity wash hand basin and a low level W.C.

The Grounds With the sun entering the garden just after mid day and going down to the rear of the property in the evening there is a large paved patio with a retaining wall and steps up to an expanse of lawn with sleeper borders and a garden shed. The garden is particularly private and has a rear access gateway that leads to two private and off road parking spaces. There is also access from the rear garden around the side of the house to the front garden from which the views over the common land are enjoyed and the front gate leads out onto the street.
